More information is needed to determine whether the recent monthly uptick is for real or just seasonal variations. The credit situation has gotten worse since Angela last posted one of my notes, however, i would strongly recommend any buyers who are in the position to buy go ahead an do so because mortgage rates will start creeping higher.

Mortgage rates have been historically low for over 6 years, and that trend will reverse, and within the next couple of years, we could see mortgage rates 2 points higher, or more.

Angela once asked a question, who is going to buy the property that the "baby boomers" are dumping?

In Clarkstown, and some of the surrounding areas, we have great schools, close proximity to Manhattan, and very safe areas to live in. We pay taxes for a reason. These have been strong selling points for this area for decades, and will continue to be, so young families, like mine, with young kids, will always look at areas like Clarkstown, Bergen, etc.
